Rent Space You Already Pay For
Every warehouse, industrial unit, and showroom in Ajman has a ceiling. Most of the air between that ceiling and your floor is wasted space you are already paying rent on. A steel mezzanine floor converts that vertical dead zone into a second, fully usable level — for storage, offices, production space, packing stations, or display areas.
In Ajman’s industrial zones, taking a second unit is a significant recurring cost. A mezzanine floor built over your existing footprint typically costs a fraction of one year’s additional rent — and it belongs to you permanently, relocatable when your business moves. The calculation is straightforward: one capital investment versus an indefinite monthly commitment.
At Blackgold, every mezzanine project starts with an engineering load calculation before any steel is ordered. We design the column spacing, beam sizes, and deck specification for your actual load requirements — not a generic catalogue product. The difference matters for safety, for permit approval, and for your structure not deflecting or shifting under the loads you actually need it to carry.

Survey to Handover
The most common mezzanine type for Ajman's warehouses and industrial units. Independent steel frame — universal column sections, primary I-beams, secondary purlins — carrying chequer plate or steel grating decking. Freestanding, no wall attachment required. Load capacities from 500 to 1,500 kg per square metre. Designed for pallet storage, rack-supported storage above, and heavy material handling. Forklift access via goods lifts or pallet gates available as an integrated optio
Best for warehouses, logistics, industrial units, free zones
A raised office level created within an existing warehouse or industrial unit — separating administrative space from the working floor while keeping management close to operations. Particle board or composite decking for a quieter, comfortable work surface. Integrated staircase with handrails. Provision for electrical conduit, HVAC, and lighting within the structural design. Significantly cheaper than dividing a unit with permanent walls or leasing separate office space elsewhere in Ajman.
Best for warehouse offices, showroom admin, SME facilities
A display and sales level within a commercial unit — expanding usable showroom floor area without expensive relocation. Steel structure with finished decking, glass or SS railings for a premium appearance, and a feature staircase that becomes part of the showroom design. Structural design accounts for customer foot traffic and display fixture loads. Widely used in Ajman's Al Nuaimiyah commercial zone and Dubai's retail districts where high-ceiling units are converted into multi-level sales spaces.
Best for showrooms, furniture, auto parts, retail units
The shelving or pallet racking system itself forms the supporting columns of the mezzanine — the upper level sits directly on the racking structure. This eliminates standalone columns and maximises usable ground-floor space between bays. More economical for facilities where racking is already planned. Requires careful integration between racking and mezzanine structural calculations. Common in Ajman Free Zone and Sharjah's Hamriyah Free Zone for e-commerce fulfilment and parts warehouses.
Best for e-commerce, spare parts, fast-moving goods
Two or three levels installed within a single high-ceiling industrial building — typically facilities with 9 metres or more of clear height. Each tier serves a different function: ground floor for heavy operations, first tier for lighter storage or packing, second tier for offices or archives. Requires careful fire protection design and civil defence compliance for Ajman and UAE free zone authorities. Lifts or dedicated staircases to each level. Maximum space utilisation for high-value industrial real estate.
Best for — high-bay warehouses, multi-use industrial facilities
Elevated steel platforms for production equipment, machinery access, plant room servicing, and industrial walkways between levels or across process areas. Built to specific equipment load requirements — some production platforms in Ajman's manufacturing facilities are designed for 2,000 kg per square metre to carry heavy machinery. Anti-slip steel grating is standard for walkways and platforms where drainage or ventilation through the floor is required. Handrails and toe-boards to UAE civil defence safety standards.
Best for factories, plant rooms, process facilities
SS 304 vs SS 316 — Which One Does Your Project Need?
This is the most common question we get. Most clients do not know the difference until something corrodes. Here is the plain explanation — and why it matters for UAE projects specifically.
Heavy-duty 6mm steel with a raised diamond pattern for anti-slip performance. The strongest and most durable decking option — handles constant foot traffic, pallet jack loads, and heavy material storage without flexing. Fully opaque — provides privacy between levels. The standard deck specification for Ajman warehouse and industrial mezzanines where loads are significant and durability is the priority.
Best for heavy warehouse storage, high-traffic industrial platforms, and forklift-accessible levels
Open-grid steel grating fabricated from flat bars and cross rods. Allows light, ventilation, and air to pass through the floor — critical in facilities where heat build-up at height is a problem. Also allows sprinkler systems below the mezzanine to remain effective without requiring additional sprinkler heads above. Common for walkways, plant access platforms, and mezzanines over chemical or wet-area processes in Ajman's industrial facilities.
Best for production walkways, hot process areas, ventilation-critical facilities
38mm high-density resin-bonded particle board panel laid over the steel structure. Provides a warmer, quieter surface underfoot compared to steel — more comfortable for office and showroom use. Supports medium loads for shelving, filing systems, and light storage up to around 500 kg per square metre. Cost-effective for office mezzanines. Not suitable for wet areas, heavy industrial loads, or outdoor installations.
Best for office mezzanines, showrooms, retail levels, light storage
Corrugated steel decking with a poured concrete topping. The most permanent and highest-performing mezzanine floor option — handles forklift traffic, extremely heavy machinery, and long-term intensive use. Best fire and noise performance of any deck type. Higher weight adds structural requirements to column and beam sizing. Specified for permanent industrial installations and multi-tier mezzanines in Ajman and Sharjah's heavy industrial zones where long-term permanence justifies the cost.
Best for permanent heavy industrial, multi-tier, forklift-accessible platforms
The Anatomy of a Blackgold Mezzanine
Every Blackgold mezzanine floor is a complete structural system not a collection of standard parts bolted together. Here is what goes into every installation and why each component is sized and specified correctly matters.
Square or rectangular hollow section (SHS/RHS) steel columns carry the full mezzanine load to the floor. Column size and spacing are calculated from the total load the structure must carry. Base plates are bolted to the existing concrete floor with chemically anchored fixing bolts — sized to distribute the point load safely without overstressing the slab.
The largest horizontal steel sections — they connect column to column and form the main load-carrying skeleton. Universal beam (UB) or universal column (UC) sections are specified by the structural engineer based on the span and total load. Larger spans require heavier sections to control deflection under load.
Intermediate beams spanning between primary beams at regular centres — typically 600mm to 1500mm depending on decking span capacity. They distribute load evenly across the structure and prevent the deck from deflecting between supports. Their size and spacing are driven by the decking type and the design load.
The working surface — chequer plate, bar grating, particle board, or composite concrete depending on the application. Fixed to the secondary beams with self-drilling screws, bolts, or welded connections. Anti-slip treatment is standard on all steel deck options used in Ajman industrial mezzanine installations.
Steel staircases to UAE civil defence stair geometry requirements — minimum 1000mm width, correct riser and tread dimensions, anti-slip nosing, and continuous handrails. Staircase position is planned during design to maximise usable mezzanine area and integrate with the workflow. Goods lifts and conveyor cut-outs are available for warehouse mezzanines handling heavy pallet loads.
Perimeter handrailing to a minimum 1100mm height as required by UAE civil defence regulations. Mid-rail and kick plate (toe board) along all open edges. Material options include GI steel, SS 304, SS 316 for coastal locations, or powder-coated mild steel. Pallet safety gates at goods lift openings prevent pallet roll-off during loading operations.
Applications Across Ajman’s Industrial & Commercial Sectors
Mezzanine floors are one of the most consistently requested structures across Ajman’s industrial and commercial zones. Here is where we see them used most — and what specific requirements each application demands.
Warehouse operators in Ajman's Al Jurf and the Ajman Free Zone consistently face the same constraint — more inventory than ground-level storage can handle, and rents that make a second unit an unattractive recurring commitment. A structural steel mezzanine with pallet gate access adds a full second storage tier for a one-time cost. We engineer these for the actual pallet and racking loads — not a generic 500 kg/sqm figure that may not match what you are actually storing.
Ajman's manufacturing facilities — particularly in the food, garment, and consumer goods sectors — use mezzanine floors to separate production stages, create quality control areas above the main production floor, and provide supervisor oversight positions. Production platforms in these facilities are engineered for the specific equipment loads involved. We work from your machinery load specifications and produce a mezzanine structure that carries what you need it to carry safely.
One of the most common mezzanine applications in Ajman — a raised office level in the front portion of an industrial unit. This keeps admin staff and management on-site while maintaining full warehouse functionality on the ground floor. The office mezzanine includes particle board decking, a full staircase, perimeter handrail, and provision for wiring and HVAC in the structural design. Far cheaper than fitting a separate office partition structure and far more flexible long-term.
Auto parts businesses in Ajman's commercial areas use mezzanine floors extensively for tiered storage of parts, tyres, and accessories. Car showrooms in the UAE's high-ceiling commercial units use retail mezzanines to display finance desks, accessories, and additional vehicle display platforms above the main showroom floor. Both applications require careful column positioning to preserve sightlines and vehicle access lanes on the ground level.
Large-format retail — furniture, kitchens, flooring — regularly uses mezzanines to display additional product lines on an upper level. Ajman's furniture trade is substantial, concentrated in Al Nuaimiyah commercial zone, and the standard unit layout with 6 to 8 metre ceilings is well suited to a retail mezzanine. SS railings with glass infill and a designed feature staircase give the upper level a premium appearance consistent with the product category.
The rapid growth of UAE e-commerce since 2020 has created enormous demand for space-efficient fulfilment layouts. Mezzanine floors in Ajman and Sharjah's free zones allow pick-and-pack operations, returns processing, and small-item shelving to occupy a second tier while inbound and outbound pallet movements continue at ground level. Rack-supported mezzanines are particularly efficient for this use case, integrating storage and the mezzanine structure into a single system.
What Approvals Does a Mezzanine Floor Need in Ajman?
Every mezzanine floor installation in the UAE is a structural addition to a building. Proper permits and engineering compliance are not optional they protect your liability as a property or facility occupant and ensure your structure meets the safety standards required by UAE civil defence. Blackgold handles all documentation as part of our project scope.
Some operators in Ajman and across the UAE build mezzanine floors without proper permits. The risks are real and costly. Civil defence inspections of your facility can result in immediate shutdown orders for unpermitted structures. Insurance claims for incidents on unpermitted mezzanines are typically rejected. Selling or transferring a lease with unpermitted structural additions creates legal complications. The permit process for a standard mezzanine is not expensive or significantly time-consuming — avoiding it is not worth the exposure.
Mezzanine Floors in Ajman — Fabricated at Our Al Jurf Workshop
Ajman is our base. Our fabrication workshop in Al Jurf Industrial Area means all steel for Ajman mezzanine projects is cut, welded, and prepared locally — reducing transport costs and production time. Ajman clients get same-day site surveys in most cases, and faster project timelines than clients further away from our facility.
We work across all of Ajman’s industrial and commercial zones. In Ajman Free Zone, mezzanine floors are a constant requirement — free zone units have generous ceiling heights and operators consistently need the upper storage tier to make their unit economics work. In Al Jurf Industrial Area, warehouses and light manufacturing facilities are our most frequent mezzanine clients. In Al Nuaimiyah commercial zone, retail showroom mezzanines for furniture, auto parts, and building materials showrooms are a regular project category. Residential mezzanines in Ajman’s Al Rawda, Al Rashidiyah, and Al Tallah villa communities are a smaller but consistent segment — storage lofts, home office levels, and majlis upper viewing areas.
For permit submissions in Ajman, we work with the municipality process and Ajman Free Zone Authority approvals. We prepare the full structural documentation package and guide you through submission. Most standard warehouse mezzanine permits in Ajman are processed within 2 to 4 weeks — we advise you on the current timeline during the project planning discussion.
Blackgold installs mezzanine floors across all six target emirates from our Ajman workshop. Sharjah is 20 minutes away — Sharjah projects carry near-identical response times and costs to Ajman. Hamriyah Free Zone and SAIF Zone in Sharjah are active mezzanine project areas for us, alongside Sajaa and Sharjah Industrial Area warehouses. In Dubai, we build mezzanine floors for warehouses in Al Quoz, Jebel Ali, DIP, and JAFZA — commercial mezzanines for showrooms in Deira, Al Barsha, and Dubai Investment Park are also regular projects.
In Abu Dhabi, our mezzanine work is concentrated in Mussafah and ICAD for industrial clients. Al Ain and Fujairah are served for larger mezzanine projects where the scope justifies the full fabrication and installation engagement from our Ajman base. We provide permit documentation for all municipalities and free zone authorities across all six emirates without additional fees.

How Much Does a Mezzanine Floor Cost in Ajman?
Mezzanine floor costs in Ajman typically range from AED 150 to AED 450 per square metre for the structural installation — steel frame, decking, staircase, and safety railing. Where you land in that range depends primarily on three factors: load capacity, decking specification, and structural complexity.
A light-duty 100sqm office mezzanine with particle board decking and a single staircase sits toward the lower end. A 300sqm heavy industrial warehouse mezzanine with chequer plate decking, a goods pallet gate, a full safety railing, and engineering drawings for Ajman Municipality permit submission sits toward the upper end. Permit and engineering fees are additional costs that vary by authority and project complexity — we include these in your written quote so there are no surprises during the project.
The most useful way to think about mezzanine cost in the UAE is against the alternative. If an additional warehouse unit in Ajman’s Al Jurf area costs AED 60,000 per year in rent, a 200sqm mezzanine floor providing equivalent usable space at AED 200 per sqm costs AED 40,000 as a one-time investment — paying for itself within the first year of avoided rent. That asset is also relocatable when your lease ends, protecting the capital investment long-term.
What Ceiling Height Do You Need for a Mezzanine in a UAE Warehouse?
The minimum practical ceiling height for a useful mezzanine floor in a UAE warehouse is approximately 5.5 metres clear height. At this height, the mezzanine can be installed at 2.5 to 2.7 metres above finished floor level, leaving adequate headroom below (2.2 to 2.4 metres) and above (2.3 to 2.5 metres for light use). For comfortable office use above and forklift access below, 6.5 to 7 metres clear height is the practical minimum.
Most standard warehouse and industrial units in Ajman’s Al Jurf and Hamidiyah areas have ceiling heights between 6 and 9 metres — well within the range for a well-proportioned mezzanine. Units in Ajman Free Zone often have higher clear heights of 7 to 10 metres, making them ideal for multi-tier mezzanine systems. Our site survey includes a precise ceiling height measurement and structural assessment of your existing slab before any design is proposed.
Yes — in most cases. Steel mezzanine floors are designed to be installed in sections from the inside of your building. The structure is fabricated off-site in our Ajman workshop in manageable components that pass through standard warehouse access points, then assembled on-site with bolted connections. There is no heavy concrete work, no ground-breaking, and no requirement to clear the entire facility during installation.
For most Ajman warehouse mezzanine installations under 300 square metres, installation takes 5 to 10 working days. Facilities typically continue operating with one section cleared at a time. We plan installation sequences with clients to minimise operational disruption — particularly important for logistics and e-commerce facilities that cannot afford significant downtime during peak periods.
Freestanding vs Wall-Connected Mezzanine — Which Is Right?
A freestanding mezzanine stands on its own columns with all loads transferred to the floor slab — no wall connections or building structure engagement. This is the preferred approach for leased premises in Ajman because it is fully dismantlable and removable at lease end without structural damage to the building. It is also the simpler engineering case for permit approval.
A wall-connected mezzanine uses the building’s side walls for additional lateral bracing. This can reduce the number of internal columns needed and increase the clear span of the structure — useful when workflow on the ground floor requires the maximum unobstructed area. Wall connection requires assessment of the building structure to confirm it can absorb the lateral forces involved. For leased properties, a wall-connected structure requires landlord consent and careful reinstatement planning at lease end.
